The Sydney serviced office market enjoys global renown due to the strong performance of the Australian economy, and its relatively low unemployment rates.

The serviced office Sydney market comprises of two distinct locations. The first is the core business district which is divided into four blocks namely, the Core, Western Corridor, Midtown and the Southern precinct. The main business areas in the core business district are concentrated in the Pitt, George Street, North of Martin Place, etc. The central business district stretches for about 3 kilometers from Sydney Cove to the area around the Central Station. It is bounded on the east side by natural parks and on the west by Darling Harbor, a favourite destination with tourists, which is also popular for its nightlife.

The second location consists of the suburban serviced office sector which is based in the City Fringe market as well as throughout locations scattered around the city. The other major projects in the pipeline for the following years are the new 420 George Street tower and the renovated serviced office buildings of Centrepoint, 100 Market Street, 20 Bond Street and 175 Pitt Street.

In the suburban serviced office sector, new buildings such as Workplace 6 have entered the market, and have significantly upgraded the quality of serviced offices in the suburban market. Other new projects include the $200 million 8 Central Avenue development at the Australian Technology Park in Redfern. The 38,000 square meter complex involves an 11-storey media and office complex. The top four floors of the building are being pre-leased through CBRE, and the remaining space is being devoted to the production studios and offices of Seven Network, Global Television and Pacific Magazines.
